About the event

This seminar is the third and final event in Eversheds Sutherland's Developers' Autumn 2026 series and focuses on the construction phase of development projects. It is designed for project managers, construction directors, heads of delivery, technical directors, and, additionally, commercial and sales leaders working for developers and investors. The session will address recurring situations that can delay or stop a project after construction has begun: changes to a project before completion, previously undocumented utility networks, legal and ownership structuring for multi-building developments, problematic buyers, and buyer claims. Our real estate lawyers will explain what can be prepared in advance, where legal risks commonly arise, and which practical tools can help keep a project moving and prevent isolated issues from becoming wider problems at the final stage of an otherwise successful development.

Agenda

Changes to the project during construction - When a change before completion is required, key pitfalls, and implications for relations with neighbors and buyers. Undocumented utility networks - What to do when they are discovered, who bears the costs, and how the risk can be reduced in advance. Multi-building projects - Legal and ownership structuring so that the setup does not complicate future sales or ongoing management. Problematic buyers - Non-payment, lack of communication, or withdrawal - available tools and key points to watch. Buyer claims - Setting up processes so that individual claims do not become a widespread problem at the end of a successful project.
